Hi, i've lived in Golden Valley my entire life and i'm looking into a house myself. To answer your question, floods happen every year during monsoon season. It is unusual however for it to reach any housing up close enough to damage the homes. If you're concerned about this , then make sure you are not surrounded by dirt roads as floods tend to go across them, and it is extremely dangerous to attempt to drive through them. Stay closer to the high way, and check to see if the house is accessible during a flood. Watch out for the Sacramento wash, it is by far the biggest wash in the area and cuts clear through the south side splitting up and joining several smaller washes. ... more

There are two hospitals in BHC and a number of doctors and clinics. The hospitals do not do transplants. My husband has many health issues and has a great heart doctor that he really likes.
A lot of Vets go to Las Vegas for VA medical. There is a van that will take you there.
Karaoke available all over the town. Many rentals are pet friendly. May require a deposit for the pet.
If you are interested in a 55+ community with pools, spa and activities, get in touch. I have a couple rentals available. Pets must be under 50 pounds and no aggressive breeds.

The 86406 area code is on the south side of Lake Havasu City. The city is not set up like other cities and towns. We have new and old homes next to each other. As of this morning there are 229 homes for sale on the South side. The listing prices range from $74,901 - $1,259,000. This includes golf course area homes. The average price is $261,759 and the median price is $219,900.
For homes sold in the past 6 months in this area there were 211. The average sales price was $169,675 and the median was $145,000. Of these sold homes 67 were foreclosures, median priced $135,000, and 22 were short sales, median priced $120,000.

They are both Kingman zip codes. 86409 covers north of Interstate 40 and 86401 is central and east Kingman. They both have good areas. The most desired school district is in the 86401 zip code. I would be happy to help you find something in either zip code. Call anytime.

This area has had a lot of foreclosed homes on the market which put our inventory in Mohave County higher then in some other areas of AZ. It is also getting tougher to get financing which takes a lot of people with borderline credit out of the home buying market. 86409 is a very large area that includes Kingman north of the I40. There are several nice areas in this zip code depending on your price range. I would be happy to help you narrow it down.

My family moved here from Kansas City, MO. and we really liked Cerbat Elementary. Our daughter had a great two years there before having to move on to Kingman Middle School. I hate to say it, but the mentality that dominates the schools in big cities like KC, has infected the middle school here & I've heard the High School isn't any better...too much drama, attitudes and troublemakers. I've heard pretty good things about Kingman Academy, it's a smaller, more focused school, but you need to get on a list and they draw from the list each year to add more lucky students, so you might get in, you might not. Kingman's a great place to live, it is like any other place in that it has blemishes and it's not perfect. But there are choices and options to make the most of it. I wouldn't go back to big-city living over living in Kingman, that's for sure. ... more
