I would suggest that you utilize the web sites for real estate agencies that have property management. Right now the inventory is very tight for winter visitors to our area. What are your needs as to home vs appartment, smoking, non smoking, pets, # of bedroows etc

Internet speeds are pretty good, 75 megs for a reasonable price (I think $50/month, depending on your other services). It has been very reliable since we have gotten it, and the only time we had an issue, Suddenlink came out right away and took care of it quickly and efficiently. I would highly recommend them.

We have the middle option available, it's $40/month for 35 megs, and to me, it flies! I play an MMO, and never have problems with it loading or taking too long.

I hope this helps,

If you are still interested in moving out here, I have a bit of knowledge. I just recently moved, May 2014, and found a job across the river at one of the casinos almost immediately. (I started June 3rd.) They always seem to be hiring. My boyfriend started a security job just recently, as well.

As for pet friendly, we stayed at the Pioneer for a few weeks. (I'd recommend River Palms, but they are closing for a little while for management change). Since it is summer, the hotel rates have gone up quite a bit, but they will probably be dropping soon, as summer season is almost over.

Then we bought a small trailer for $3,000 to save some money while looking for a bigger place to buy. The trailer is enough to get us by for some time.

I hope this helps,
Jaye

Hi J. Cortes,

I have a better option if you're buying in Mohave Valley, the no money down USDA mortgage!

One of the best things about this mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $215,000 is going to have a monthly mortgage insurance payment of $241.87 but on a USDA mortgage it's only going to add $71.66 to your monthly payment. That's a savings of $170 per month!

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

Check the land use in your area and see if that space could be used for a rental property. You can add value to a buyer if they can generate income from that conversion. Also, be sure you get permits for all work done as we can not list your home and include area that is not permitted in our MLS without disclosing it. That might be a red flag for a potential buyer. ... more

This town is absolutely great for full time rentals, my husband and I came here in 2000 and bought two older duplexes and then built two new ones, and have since added two homes to our rental pool. We have very good results and have no trouble getting our property rented, we actually have our choice of tenants to pick from, checking qualifications and employment history and former tenancy recommendations is how we screen them.
Please contact me , there are several great properties on the market right now that are very good investments for you. Call Sharon at 928-706-8901

Hi Barb!

From your email, it seems as though your credit score is the issue? I would recommend speaking to a licensed mortgage lender that is experienced in the industry. You're going to have much better luck speaking to someone about your specific issues rather than a message board full of strangers. There may very well be options for you - the right lender can make all the difference!

Best of luck!

Hi, i've lived in Golden Valley my entire life and i'm looking into a house myself. To answer your question, floods happen every year during monsoon season. It is unusual however for it to reach any housing up close enough to damage the homes. If you're concerned about this , then make sure you are not surrounded by dirt roads as floods tend to go across them, and it is extremely dangerous to attempt to drive through them. Stay closer to the high way, and check to see if the house is accessible during a flood. Watch out for the Sacramento wash, it is by far the biggest wash in the area and cuts clear through the south side splitting up and joining several smaller washes. ... more
