It's possible that you would qualify for an FHA or VA mortgage with your score but it depends on how high your DTI (debt to income ratio) is & why.
For example: Do you have un-reimbursed employee expenses or additional write offs that reduce your gross monthly income or are your just carrying too much debt?

The only way to find out is to apply with a lender (like me) to find out what your options are.

If you house has been posted for foreclosure at auction, you would have to show at the foreclosure auction at the county courthouse with cash or cashier's check and bid against the lender for the property. Most home buyers would prefer not to do this. If the house has already been foreclosed on by the lender, you will need to wait until it is listed for sale. SIeena was on top of my list.. but going to the back of Sienna is a deal breaker.. 3-5 miles to highway 6 and fort bend. also Billy Baines school, i am not hearing many good about it. but not nearly as bad as Lake Olympia Middle school. Kids who goes to First coloney middle school from Sienna can be Bumped out any time when they rezone in the future, and will be forced to go to Baines. ... more

If you can find a lender that offers a portfolio loan that will allow a 608 credit score and you can show that you make enough in your monthly income to afford the payment on a $324K loan amount, then you should be able to qualify. VA and RD loans offer up to 100% financing. Otherwise, you are looking a minimum down payment of 3.5% (FHA) or 5% (Conventional). However, RD has an income limitation. I suggest contacting a local lender or mortgage broker to see if they can assist with financing with your credit score. ... more

The only type of real comps there are, are sold comps. If a property is still on the market, or never sold, it's not a comp.

Check with a Realtor.

Often, county tax assessor websites are online. They'll show the last time a property sold, and for how much. But it can be difficult finding what you need (properties sold within the past 3 or 6 months similar to yours within 1/2 mile or so of your property) on county tax websites.
