Lousy metric, widely over-used and mis-understood. Try to find better ways to compare value. You could have a very small house in a GREAT location that would have a HUGE price per square foot, but be WELL worth it, and the house next door, a very large DUMP at the same price, but with a much LOWER price per square foot...do you want the nice little house or the dump? Although the volume in the number of sales is up over the past few months, the prices of homes are staying relatively stable, and the interest rates on loans are still historically low.
The market is showing signs of both of these contributing factors to be rising, so I believe we have hit the low and will now see a steady increase.
Your first step, if you haven't already done so, is to meet with your lender and obtain a pre-approval if you will be needing a loan for purchase.

I'd recommend passing all of the information you have put in here, on to the Title Company as they are responsible for recordings, HUD statement and disbursement of funds. Usually the seller is responsible to maintain all homeowner's insurance until actually recorded and as other agents have noted below, you don't want to do anything to 'upset the apple cart' right before closing. Since you don't have an escrow account, you may need to handle your refund of insurance directly with the insurer.

LIsa, I'd have to say false. It could be true of that person's home or neighborhood. It could be true of a house you sell next year. But not quite 10% in MIssoula right now.

As a general example, if you sold a home in the Missoula Urban area bought in Aug. 2007 and the home sold right now, it is down by an average of $13,400, about 6%.

Which also means buying a home becomes cheaper in Missoula this year than last year by about $13K and more in other areas.

For example, someone planning to sell thier Missoula home and relocate to a Michigan area would find that the prices have fallen in that area much farther and will see their money go further.

We didn't see the extreme rise of prices and won't have an extreme fall. There has been a gradual increase over 10 years but in Missoula right now it has been going down overall.

2008: $213,500
2007: $226,900
2006: $199,900
2005: $195,000
2004: $179,000

Michael, I have only been in the business this year, but I can tell you the average median sales price in that area
2007: $245K
2008 (as of 2nd quarter): $250K
up about 2%


MIssoula Urban Area - Month of August

overall up 19.2%
