The house on 26461 Mikanos is currently listed for lease in the MLS and I saw it yesterday. There are three other properties in the neighborhood that are also available for lease, and I have one of those properties listed. Bob is correct. Unfurnished rentals cannot require deposit(s) in excess of twice the monthly rent. And, all monies not going toward actual rent are consider deposits. However, a landlord may ask you to pay first & last month's rent in advance plus a security deposit. But the rule still applies to the amount of the security deposit. Hope that helps...

The first thing your daughter needs to do is to have her financing in line. This is a very wild market. This will be a timely process and I would suggest your daughter to contact me, so I can get her prepared. I will run few loan programs for her and some realistic numbers for different purchase price and loan amounts. I can offer her NO POINT NO COST LOAN as well. Yes it is $2,000 for security deposit, $50 for key, pet is $500, but they require you submit first to approve of the pet, depending on breed and size. There is also a $150 fee, which I'm assuming is a cleaning fee, they just have it listed as 'other'.

It is not clear if you have an agent or not, not sure why you would wait for an open house to view the property? However, this property just went into Backup on Sept 5th. This means they have accepted an offer, but still have 17 days to remove their contingencies. When in Backup the property is still available to show and they will accept Backup offers. If the contract on the table falls apart for any reason, the Sellers would then consider Backup offers. So if it's a property you're interested in, I suggest you set up an appointment to view the home and if desired, submit a contract.
