There are a lot of great Realtors out there. I can also advise you to "hire me please" but what you really want is someone who specializes in your area. Who knows Mission Viejo like the back of their hand. Find one who also lives here, sends their kids to school here and can tell potential buyers what is so wonderful about Mission Viejo. As agents we aren't just selling your home, we are selling the area and the ability to create a wonderful family life here. A good agent will be able to turn any negative into a positive for a potential buyer. They will also be able to answer tough questions on the fly when necessary.

The process is not the same as on craigslist. The MLS service provides information of how long a property has been listed for sale or lease. This information is valuable to the interested party. Typically the property will need to be taken off the market for a certain amount of time and then re-listed. I would check with your local association or directly with the NMLS to see what the current rules are regarding this matter.

I don't like HOA's. I advise you to move to a place that doesn't have one. I question whether two extra cats is going to devalue your home or your neighbors. In many homes that I look at the lack of an HOA is a selling point, and not a detriment at all. I think that these homes, which are already protected by city ordinances, are a better buy and easier to live in. ... more

Not if the lender knows what they are doing. I have had to prove to underwriters that they also do not count FHA, Va or private money loans. Each lender may have their own guideline on this though.

Keep in mind, they will count it against their ratios.

If you need a lender to help you with this, I typically work on the more complex scenarios.

Why is that a primary concern for you? Would it make you MORE or LESS interested in the property, for example, if the seller was moving for a new job? I understand that your interest might be lessened if the sellers were moving because the basement floods every time it rains -- but those sorts of conditions should be spelled out in the required Property Condition Disclosure. While we're on the subject, why are you moving from your current location? See, your primary concern should be the property you're examining, not the reasons that might underscore it. I do have a solution for you. You would need to refinance your first mortgage, with my company, and then we will do a "piggyback" to get you out of the PMI.

Answers to your questions:

1. What would be the cost to refinance? Approximately $3,300
2. What is the income to debt ratio (front and back) is required? 38/45
3. What is the minimum credit score needed? 700
4. Would I need to do another appraisal? Yes, which is included in the approximate closing costs
listed in #1

Refer to your Closing Statement from Escrow, HOA package from Escrow, and your purchase agreement. Any monies held in Escrow should be outlined in these documents.
Have you tried to contact the Realtor ? Unfortunately, if it was something the Realtor told her verbally, you may not have any recourse.
You may need to retain an attorney based on your review of the documents -
