If you are referring to the middle of Destin to Miramar Beach I would say about 5 to 7 miles, but they sort of run together. You would be hard pressed to tell where one begins and the other ends except for the county line which will be noted on highway 98. Destin is in Okaloosa county and Miramar Beach is in Walton county. You will be aware when you get your tax bill too as Okaloosa taxes are about double those of Walton county. ... more

My advice to any second home or investment buyers is to get a real good idea of your long term goal. Cash payment or financing plays a good part in that decision. Vacation Rentals are very good seasonally but long term investment housing is in very short supply. Some (read alot) of people need housing but can not buy because of bad credit. ... more

Comps over about six months old are not really helpful. The market has really turned around here, It is tough finding accurate comps but it can be done if you widen the search to similiar areas. This is where knowing the area really helps ... more

There are so many reasons I believe now is a great time to invest in Northwest Florida. 1) Destin and Sandestin were one of the first places to have a housing "bubble". Since you live in Florida you may remember the summer of 2005 when we had all those storms: Dennis, Wilma, etc. That is the summer that our real estate market slowed down after having a couple of years of doubling prices from mid-2003 - early 2005. Since then we have an a huge market "correction" with prices back to where they were in 2003-2004 before things went crazy.
2) Since the cap of the oil spill, our region has had an enormous amount of publicity. People from all over the world have discovered us because of the "disaster" which may turn out to be our biggest blessing as far as real estate goes! 3) Vision and Southwest Airlines- Destin/Ft.Walton Beach is the new hub for Vision Airlines with direct flights to over 20 cities starting in March and April. This comes on the heels of Southwest Airlines expanding into the new Panama City Beach airport last year and they have already seen triple the number of passengers as a result. More people coming here more often will lead to more real estate sales and appreciation of our real esate prices!

Hi Effie, the prices in this area can vary greatly depending on the neighborhood itself and also the proximity to the beach. I live in West Miramar Beach myself. Right now is a great time to buy and if you are interested in buying a home in February, you should begin the process now. I will be happy to help in any way I can.
