Gary Hitchcock answered:

We are in an extreme seller's market here where new listings sell in one day so it is difficult to shop around without a Realtor. These sites do not contain all the information necessary to make an informed decision.

To find a Realtor in your given area of interest, go to the top of Trulia and click on Find An Agent, then input your location. The top Realtors will appear, click on their profile AND read their recommendation letters. If a Realtor has been in business for a minimum 10 years and has lots of recommendations then I’d call and interview the top 3 with that level of experience.

Any of the closed gated Miramar Communities are a good start. You can look at Vizcaya, Silver Shores, Silver Lakes, Nautica, Sunset Falls, Pembroke Shores, Silver Falls?

I buy and invest exclusively in this area and have properties for sale. Please let me know what you are looking for and I'll see if we have anything that matches your criteria.

As far as Pembroke Pines, Miramar, Hollywood & Davie, it depends if your are looking at east or west. There is a big difference between the two. Eastern sections are older, western is tons of subdivision with cookie cutter homes. Lots of people moved to the western areas after hurricane Andrew in 1992. There is a big latin presence in all the western areas including Weston. All the western communities offer parks goods schools and overall it is great for kids and family to grow up

Good luck on your search!

Miramar is a city in Broward County, Florida; the city was named after a town in Cuba meaning “Sea View”
It is within 5 min from Pembroke Pines in South West Broward and 10 min from Hialeah using the Sawgrass or the I-75.
Miramar is a great place to live, highly manicured with green areas throughout the town.
Palm trees are everywhere.
There are multiple shopping centers and professional office buildings. Home prices are stable and availability is medium.
My clients have asked me; would you live in Miramar Florida? The Answers’ is absolutely!
