SSAs are special assessments areas that builders cooperate with towns to get in order to pay for infrastructure improvements like water and sewer connections, street lights, etc. They are structured differently sometimes, but the ones I have seen essentially put an extra assessment annually on the homeowner for a period of time - 20 or 30 years typically. Sometimes they can be as much as an extra tax bill or sometimes they can be lower.

An SSA must be disclosed by the seller and is supposed to be disclosed on the MLS. You must do your homework on these as they can be a lot of money or a little money and can be properties less attractive.

I agree, there are two Metra trains that go out of Joliet to Chicago - one to Union and the other to LaSalle station. They give various time tables. The Rock Island in Lasalle has a better daily and express schedule. There are also Pace buses in Joliet and closer to you around Rt. 52. That is not as fast as a train, but it is an option. ... more

Did your Realtor prepare a Comparative Market Analysis when you listed the property? Did you price your home accordingly? Have you de-cluttered and cleaned the house until it's so shiny and clean that you can eat off the floors? Is your home easy to show? Does is smell good? Is the yard neat and tidy? Do you have animals and can you see or smell them? What is the feed back from the buyers who looked at your home? Are you the prettiest cheapest girl at the party? Do you have the maximum number of pictures in the mls? Are you in a desirable neighborhood and if not have you discounted your home to make up for the short coming? Is your home smaller than most of the homes in the neighborhood? Is the lot smaller? Is your home in disrepair? Is your home dated? Do you have personal belongings such as pictures or religious items visible? If you have done everything above and the home isn't selling you may need another agent. Can I ask who told you that you cant add the special assessment into your mortgage? You have the ability to refinance your home and pay the special assessment amount off with your new mortgage loan. The problem that I have been coming accross is that the values have decreased enough where people are unable to borrow more money against their home. Also, many buyers a few years back received 100% financing. Now, they own more than the property is worth. If you are unable to refinance, contact the lender who holds your mortgage and see if you can modify your mortgage loan to receive a lower payment. Lowering the mortgage can help pay your assessments.

If you access the link below to our display of your listing you'll see that we receive this listing information from Coldwell Banker. They are currently sending us a listing price of $299,900 in the data feed they send to us, and if you click on the link to their website you'll see that the link they provide us to direct home buyers to additional photos and details no longer shows any listing information.

Because of this bad link and price error I have blocked this information from Coldwell Banker in our system and it will be removed from our site in approximately 24 hours when our site data is refreshed. Most mobile home subdivisions have requirements that you must meet to rent/lease a lot. Some require the home be moved when a transfer of ownership takes place. I would check to make sure you will be able to leave the mobile home there after you purchase it - before you put an offer in. It is also very difficult to obtain financing for a mobile home when there is no land involved. You should make sure there is adequate financing available before you proceed. Best of luck. ... more
