I would say that a 4th bedroom with a closet and legal window would for sure be a deciding factor for people searching for homes in your area. A 4th bedroom will command a higher price than116 a 3 bedroom. Also a 4th bedroom might get additional people who would not have even looked at a 3 bedroom home. ( family w 3 kids, might only want a 4 bedroom home. )

Definitely look into the area before buying. Look into the police records. Try to hang around at night, especially weekend, by taking a walk around, talk to neighbors, make eye contact. Check for a Sex Offender site as well. You can also find records that indicate how many rentals there are in an area. This gives you a feeling for pride of home ownership. Definitely walking around and looking closely at how the yards are kept, any trash, too many cars on the street, all indicators of a type of neighborhood you may or may not want to live in. ... more

Seems like you got your answers here. Just be aware that as real estate agents, we are not allowed to address crime rates and so forth in whatever areas you seek. The state of MN perceives that, if WE make commentary about what's "good" or "bad", we're steering you in a direction based on what WE think is appropriate, not what YOU think is appropriate. Therefore, we give out websites and so forth where you can seek the information on your own and make your own determinations about what type of crime and how much is acceptable where you choose to live.

Some people get upset that we can't address those things, but we walk a fine line to protect our licensure.
