My daughter bought a HUD home in March 2015. Her fiance lived there while they fixed it up. She moved in in July 2015 after they married. He left in May 2016 and since he didn't get have the house is threatening her with a felony and jail time. Ok I have a situation, I am closing with a VA loan and doing a 60 day lease back to the seller. If our lights and things do not get put on until the 61st day am I giong to be in trouble? Do they check or no after you close on a loan right at 60 days? If it takes 70 days to get everything in is that ok? I am just trying to give the older sellers time to move. Nothing fradulant. FHA dont prohibit to rent basements, you can't use that income to qualify for an FHA loan,....

Maybe the only thing I can add is that something does not seem right with the credit score. I work with people that have bankruptcy, foreclosure, collections, and pretty much anything else you can think of under the sun. I would think with your income that there should not be any current delinquencies that would prevent your credit score from going higher. We should be able to shoot your credit score up in 3 month's no problem, but 6 for sure if you want to buy year's end.

I have found not all loan officers know much about improving your credit, but I am here to tell you that unless there is something seriously wrong you don't need to use a special company. A good loan officer is all you need. I have my own loan officer that works with all my credit buyers, and I would be more than happy to refer her over to you. Just get in contact with me.

It is actually a good thing your wife went solo on that duplex, because I believe you can now purchase FHA solo by yourself still. Not 100% certain but it would make sense.

As lenders we like to see a two year work history. Work counts, as does education and military experience, so does self employment. This doesn't mean he needs to be in his present job two years. To consider his current income as qualiying income to get a mortgage, he needs to be working in a related field (something similair to some he has done before), he needs to be on the job at least one month, and he can't currently be in a "probationary period" at work. ... more

Generally buy downs are not worth it.

I strongly recommend the FHA loan, I am assuming that the payments are close. The most important thing is that your FHA loan may be assumable. This means that if you were to sell in the future and rates are say 7% the new buyer would be able to qualify to take over your loan, saving them a lot of money and raising your marketability.
