Mineola is very safe. Excellent schools, great shopping and health care. Many professionals live in Mineola because of the close vicinity of the Long Island Railroad to commute to Manhattan, as well as those who do business with the Nassau County government. Parking may be difficult, so make sure that issue is addressed if you own a car. Also, make sure the residence you are moving to are using Mineola (and not Hempstead) schools, as some areas are advertised South Mineola when it is supposed to be Hempstead. Good luck! ... more

This place at this moment is under " Notice of Default" a public notice filed with a court stating that a mortgage borrower is behind in payments. This will be first step toward foreclosure, next step is the lender to file a notice of sale of the property,which is currently in process. Please call me if you have any questions.

Yes. Mineola does have Universal Pre-k. I believe it is at the Willis Avenue School.
Next year the program is supposed to be outsourced to Harbor Daycare. Not sure if the entire program will be there.

In my experience, appraisal delays are not common. However, your real estate broker should be able to help manage this issue by contacting the mortgage provider for the buyer. He can ask if all the necessary paper work has been submitted...which if not, could be a reason for the delay.

You will have to check with the listing regarding which type of fees buyer is responsible to pay. This information is usually disclosed in the listing sheet. SInce you are paying cash - the closing cost will be significantly less but that does not mean you will not have any closing costs. If the listing states that the buyers pays the transfer taxes and sellers attorney fees then you are also responsible for this. If you do not have an agent your attorney can also obtain this information for you.

PMI is not gone for folks with good credit, but its getting expeisive and you would still need at least 10% down.

In case you didn't know...when it comes to co-ops you don't own real estate. You own a share of stock. Most Co-op boards are strict about pets, wall colors, visitors, renting, etc. They are very picky about who buys so when you go to sell your co-op they will have final say on who you sell it to. If you can afford a Condo, you should look into that. With a condo you are buying real estate. It is your own property. Good luck on your search! ... more
