Hello Brandyn.dietman,
Good morning.
Did you ever buy that house? Still looking to do a flip?
Are you still in the market to buy a home? If so, I would love to see if we can help you out. We work with 1st time home buyers all the time. Do you have a realtor yet? If not we have preferred ones we can get you in contact with. I would like to see if I can help you out with a home mortgage. I will try and make this a very easy process. Please let me know how to help out.
Thanks much.

You can use the Market Insider section to research and compare specific zip codes.
Go to www.JayBensonHomeSales.com and research school rankings, crime, and other demographics that will help you with your choice.

I can get you contacted with a broker and agent who specialize in rental property investments, people who are doing it right now and know the business.

Just let me know if you are interested.

I can set you up on a Auto Email for recently expired homes in a specific area. All I would ask in return is if you would be kind enough to come to me when you want to purchase one of the homes. :) ... more

Because of the strict lending requirements in the past few years, there are many areas that are considered "Hot" rental markets. People that could not afford to stay in a home or simply can not afford to buy need to rent somewhere. I have been showing quite a few duplexes in the Cudahy area with considerable deals, but they are not lasting long.

If you'd like me to help you with the current inventory in the Cudahy market, give me a call. 414-807-5851.

I did that in the past for several years and partnered with a contractor. What I found at the time is that if a property is known to the public and is listed on the market then it is not quite in the category that has profit potential. The purchase price plus repair costs should be less than 70% of the after repaired value and those are extremely hard to find on the MLS. A Realtor once told me, "If I know of any of those I will buy it myself."

So I found other ways to locate those properties and took some courses and read some books.

best of success!
