If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods.

We do sell houses that could have a bad history, and it's not because we are irresponsible. Real property has value, even with a bad history.
As far as determining whether an area is "a good place or not," that's really subjective, and while we would likely tell our client whether we thought the property or area was unsuitable for them, when we represent sellers, the idea is to, well, "sell" the property.
