Thanks for the input. Yes we have 3 children and also hope to become foster parents, hence why the basement bedroom/bathroom will be non-negotiable (Who wants to go all the way upstairs in the dark for nighttime trips to the bathroom?) I'm also not thrilled about the idea of anyone walking through our bedroom to use the bathroom, but for sure the last thing I want to do is reduce my home's value or make it less attractive to potential future buyers. In my opinion you ABSOLUTELY need to build the 2 car garage. I have sold many homes with 1 and 1.5 car garages and my experience has been that they sell for significantly less than the 2 car garage properties in the same neighborhoods! The recent pricing I've seen on 2 car garages is $8 - 12K. If you need a referral for a great contractor feel free to contact me. Yard size is important so keep that in mind when you put the garage in, don't use up all the yard. The people who use up an entire yard with garage or pool really limit the number of buyers that will be interested in the property at a future date.
