We have seen huge increases in pricing in this area since 2011--the average home in this area sold for a little more than $750K in this area in 2011, then escalated to high $800-900Ks in 2012, and has exceeded (in many areas) $1M for similar homes.

Yes this home is fairly priced. In fact, I think its selling price is likely to exceed $1 million tomorrow when offers are taken by the listing agent.

If you're working with a buyer's agent, use your agent to help you pinpoint a price for this home. Otherwise, if you don't yet have an agent, call one of us quickly as offers are due tomorrow and you'll need to make certain that you have an "attractive" offer to give to the seller. There will be competition on this home--the last offer I made in this area at the end of October--we were one of quite a few buyers who were interested in a home, so this will be multiple offer situation.

If you're not working with an agent right now, get one quickly. I offer buyer's rebates on commissions and in this case, at $1M purchase price, the rebate would exceed $12000 to the buyer.

The question seems to seek information about the owner rather than information that would affect a possible purchase.

During escrow all known financial issues are resolved. Whether there is currently a recorded loan on the property or not, there would be no significant impact to a buyer.
