Hello houseguy9, You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your need to know your qualifying perimeters and maximum payment you are looking to achieve.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You may consider from as low as 5% down Jumbo with a minimum 720 fico score from 424k up to 1.5 million and 10% down from a minimum 680 fico score and up to 2.5 million.

The existing inventory of 3bd 2ba condos of 1,462sf built in 2013 start from 918k in 95035 zip code. The existing older single family homes start from 835k for 3bd 2ba 1,168sf updated but built in 1963 in 95035 zip code.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

I'm also buying at Pulte, and have done a lot of research, including talking to an independent practicing California environmental engineer with a focus on intrusion barriers. Here's what I determined. The entire Great Mall area (and many sites in the bay area including parts of Mountain View) are on SuperFund sites. All the new construction around there (including Dr Horton Center pointe and KB etc.) all have vapor barriers (I've asked them).

The spill was VOC/PCE in the 80s and the chemicals are still evaporating now and the next couple decades. It is being monitored regularly (documents available at the water board site) and all readings show it is decaying. Each home is protected with Geo-Seal, which is a sandwich of vapor barriers under the foundation that'll stop vapors dead in it's track. Read up on it and watch youtube videos. This stuff is used in hospitals, military complexes, etc. The vapors could be 1000x times stronger than the current readings and geo-seal wouldn't even break a sweat. The only way vapors can get in the home is if there is a building defect in the barrier.

I asked the PE (engineer) about seismic activity and he said this: "Geoseal bonds very strongly to the underside of the concrete slab that gets poured onto it. It is also a flexible enough material (it can stretch before breaking) so we generally do not consider it a risk to break in an earthquake. Personally I think the only way it tears is if the slab itself breaks and in that case you would have bigger structural problems and not be living in the structure anyway." And by the way, Pulte has post tension slab which is apparently pretty amazing.

Again, there are many homes in the Bay Area on superfund sites with none of this protection!

The city of Milpitas is putting a school K-6 in the vicinity that'll open up in 2018. Would they do that if the vapor was a concern?

I asked my agent what he thought about the disclosures and he said that tons of homes come with disclosures. What's important is what the disclosure is, not that it exists. The disclosure is for all future buyers and renters, everyone living there should know not to dig holes through the foundation! That is a good thing.

I was very concerned with the vapor stuff but now not at all. You're near BART, VTA, a new school, the Great Mall, The Fields (new Santana Row wanna-be).

There is a Union Pacific spur track next to Pulte. I don't live there yet but I did ask a resident and said said in 7 months, he's only heard is 3 times, but it is loud. There is some talk on the Milpitas gov site about relocating it *eventually* but that isn't confirmed.

There a a new school being built right there too, mccandless elementary school, opening in 2018. And The Fields,

Milpitas will be what Sunnyvale was 10-15 years ago. Like it or not that will be the ideal residential for people one head north and other taking 237 to Silicon Valley.

Regardless of the STW odor it has been there before WW 2. You can close your windows or pay more head other neighborhood. 95035 is still an affordable neighborhood for newer homes. But hurry, not long

I am doing construction loans and have several programs one only require 3.5% I am concerned because the loan limits are about $625000 in that area. But it sounds like were are close, the rates are really good.
