There are many programs that do not require 20% down.
VA and USDA offer 100% financing to qualified buyers.
FHA requires a minimal down payment of 3.5%.
First time homebuyers may also qualify for a conventional loan with as little as 3% down. There is also a program called My Community Mortgage. This program allows for a low down payment of 3% but has a much lower mortgage insurance compared to the traditional conventional loan to qualified applicants.

I have over 9 years of experience and would be more than happy to answer any questions you may have. Check out my references on Zillow

The market is what it is and you need to price your home competitively if you want to get it sold in any market. Overpriced homes don't sell whether it is a sellers market or a buyers market so price your home realistically. ... more

Some seniors are scaling down due to retirement. I just sold a home that was on the market to a first time home buyer and that was the reason the seller wanted to sell his home.
