Millington TN is a town built on a swamp so when the river swells it backs up, will always go over the little levees they build and yes will flood. I lived in a house around the baseball stadium EVERYTIME it rained my backyard flooded all the way to front yard half way up my driveway. A few years back my sisters entire neighborhood flooded and she lost everything from her car floating down big creek, everything in the house was destroyed. There also use to be an entire area of naval housing that was torn down due to the constantly flooding of the homes. You can find places that do not flood in the millington city limits however the "downtown" millington area will always have its issues. They do have a pretty decent storm water drainage for when the big rains come in, but historically they can not withstand big storms that come to the area. hope that helps you 5 years later ... more

It depends on a lot of things. The location and condition of the property are big factors as is the length of time the house has been on the market. But in general, you can expect to lower it by $3000 - 4000 because there is no lender involved to charge closing costs over and above attorney fees and other fees. I hope this helps you. ... more

I'd interview as many as you'd like - but at least 3 of them. Don't automatically go with the first agent you speak with, even if they are eventually the one you go with... get a good feel of the different types of agents & their styles.

If I was a buyer, the info I'd want to know would be:

1. How many homes are we able to see in person? Is there a limit?
2. What neighborhoods/areas do you have above-average, specific knowledge of?
3. Will you be able to set me up to get listings emailed to me as soon as they become available, change price, etc.?
4. If I have questions about a specific listed home and you do not know, would you be willing to make reasonable efforts to find out?
5. When it comes time, what is the process for us to determine what a fair offer is on a home?
6. I am looking for [specific unique property type] (i.e. a home on a farm with a certain amount of acreage, a mixed-use property, etc.), do you have past experience helping buyers with [specific unique property type]?

Those are just the ones I can think of off the top of my head. Make notes on your cell phone, etc. whenever you think of random questions to ask and you should come up with a pretty healthy list.

You will not be expected to pay any commission, the sellers pays the commission. The only time I have ever had a buyer pay me is on a for sale by owner when the seller did not have a realtor and my clients fell in love with the property. We had been working together for a while and they did pay me a commission. Many time a FSBO will pay, this one did not though.

The foreclosure issue depends on the condition it could be as short as a couple of weeks if the house is in good shape or longer if more repairs are needed. Many times if they could not pay their mortgage then they did not do basic repairs either.

I have lived in Millington for 47 yrs and know the area very well, I also have a15yr daughter so I understand the schools. If you look on my web site you will see that I also work with alot of military families so I understand thier needs.
