A real estate practitioner adds more than "value," if you define value as a monetary outcome. Value, by any other name, is a reassurance that all is in order, and that your rights are duly considered, etc.. This is akin to the question why should I pay for insurance, versus, does insurance add value. You and anyone that thinks about this question knows that it doesn't add value, but does give you a sense of security in knowing that you are covered/protected should the need arise. An agent will help with this sort of thing, and more. If you work directly with a seller or a private party in any respect, you run the risk of unknowingly getting in over your head on matters unfamiliar to either. On the other hand, some savvy owner(s) take advantage of the naiveté of unsuspecting buyers. So, I would recommend that in such a big and important investment it make sense to get a representative -- even if you have to foot that bill (when a seller is unwilling to retain an agent).

The interest of buyers is tremendous now, but the interest rates have started to creep up, so it becomes more expensive for buyers to be able to afford a home, which lessens the amount of people buying, which can have a big impact on the sales price. If you are thinking as a buyer, you should get pre qualified now, and be ready to act aggressively, so you don't get priced out of any anticipated increase in housing prices. I have built a brand new house, on the flat, in Mill Valley 4 years ago and I had to deal with the City. It was not too bad.
If your property is in the un-incorporated area of Mill Valley you will have to deal with the County and not the City..And I was told that it can take longer to go through the permit and construction process ... more

That is a RealtyTrac listing. There has been some debate about their listings on Trulia, as they are pre-foreclosure listings, and thus are not really for sale. If the owner ultimately pays their mortgage, the home will most likely not be for sale. RealtyTrac posts these listings trying to get people to sign up for their service.

Ultimately, the best source for homes is the MLS, which also includes some actual foreclosures. If you want help finding homes that are for sale in Mill Valley, we would be happy to help you.

This is most likely a scam. Be wary. These scammers steal photos from homes that are for sale, and often vacant, and then list them for rent at amazingly low prices. Then they say they are "out of town" but that they can hold the property for you if you send them a deposit. They are taking advantage of amazingly low rental inventory and high competition for affordable homes. Don't send them money! ... more
