I thought property tax in Marin was always based on the sales price of the home. We have been in our house 10 years and the property tax continues to rise as does the stated value of our house as listed on the tax bill. ... more

Janice answered:
Yes. the school sits on top of the former Mill Valley Dump.
The Biggio Brothers owned the property from the 1920s into the 1950s and accepted wastes from the city of Mill Valley and private haulers. Mill Valley Middle School, Mill Valley Recreation Center, soccer and baseball fields all now occupy the old dumping ground. Soil testing done in the 1980s and 1990s revealed that chemicals, including antimony, arsenic, benzene, toluene and heavy metals had contaminated the soil and groundwater. Alarm systems were installed in the school and recreation center to alert people if landfill gases into the buildings. Pipes installed in the dumpsite collect the chemical gases and release them into the air at the rooftops.
I'm surprised and saddened that the community isn't more concerned about the health and safety of residents, especially children. who spend long hours on this toxic dumpsite.

your not getting answers to the question , your are getting sales pitches to use thier services. think of it as 4-6% of $1.2 in your example , split between the two real estate companies that represent the buyer and seller. Each agent gets a percentage of that number from the real estate company. the homeowner that is selling the property pays the commisions normally ... agents can give up commisions to gets deals done if needed... agents in a tight market are worth every penny they earn. dont get hung up on commisions pick a good agent and pay them fairly. ... more

I would chalk part of it to the "ebbs and flows" of life. I grew up in MV mostly in the 70's and moved away with family in '79. Back then it was a different scene. I imagine this current scene will also run it's course. My personal feelings are the younger generation are not so materistic, they don't want expensive cars or huge homes. So this may cycle through in time. I'd like to move back with my own family if we could only afford it. As an aside, we drive a beat up 96 Toyota Corolla. I hope they don't sneer at us! ... more

People Investigating Toxic Sites answered:
Find out locations of closed dumpsites (landfills) before moving to Marin County. I know of homes, parks and schools built on former dumpsites in Mill Valley, Larkspur and Corte Madera. Recently, there was yet another gas leak at Mill Valley Middle School which was built on top of an enormous landfill containing carcinogenic chemicals and highly explosive, highly flammable gases. Protect yourself and your family by doing the research before you move. ... more

wow, I'm amazed by the non-agent answers here. We lived for years in Mill Valley with little kids. I loved it. There are lots of parks and beautiful walking and bike paths in the area, and the town square is wonderful. My kids were preschool age, and there were lots of nice preschools, playgroups, storytimes (library) etc. The community was eclectic and creative. It was an idyllic time of our lives. I can't wait to move back. ... more

Hi Truc:

One other thing I neglect to mention is that if you have not done so already, you should go back and consult with the Realtor who sold you the property.

She should be quite familiar with the property and what happened to the previous owner and the building permit and plans and what not; as well asl some idea about working with Mill Valley which I know is a pretty tough to work with.
