I live on the south facing side of Tam Valley in the back. It is about 10 degrees warmer than the city, but about 10 degrees colder than San Rafael. However, this is most often only true in the summer. It can be very hot as well. Most days in Spring, Fall and even Winter are warm to extremely hot. You are supposed to be able to "Edit Home Facts" on the information page for your property. I have tried it on my own property, Trulia sends me a link to verify my email, but their system appears to be broken. I have opened several tickets with them, which they never responded to. Later, I opened a ticket on Zillow about Trulia and they responded but didn't fix anything. If the data is coming from the County Assessor, you can call them and request to amend it. They may or may not send someone out to verify and it could take months for the data to eventually get corrected on Trulia and everywhere else. A Realtor can help. Good luck!... more

The problem with inventory has deep roots starting from the housing crash in 2007 when the builders halted new construction and focused on selling out their inventory. Reports suggest that it will take through 2015 for new construction to pick up. This is while reports by the National Association of Realtors also suggest that housing prices will continue upward through 2015.
Another factor is the increase in prices for goods in construction which will have an impact on new homes. It could be a few years before inventory catches up with the demand. I hope this helps.... more
your not getting answers to the question , your are getting sales pitches to use thier services. think of it as 4-6% of $1.2 in your example , split between the two real estate companies that represent the buyer and seller. Each agent gets a percentage of that number from the real estate company. the homeowner that is selling the property pays the commisions normally ... agents can give up commisions to gets deals done if needed... agents in a tight market are worth every penny they earn. dont get hung up on commisions pick a good agent and pay them fairly.... more

The truth is foreclosure is always an option. You simply walk away from your house. I don't recommend it and cannot give you advice about the legal and financial implications you'd encounter from foreclosing. What I can tell you is that there are options out there that can allow you to short sell, offer the bank the deed in lieu of foreclosure, modify your loan (get a possible principal reduction, reduction interest rate), or sell and bring money to the table to make up the difference in what you owe and what you sell for.

To piggy back on what has already been said Ogi and Gabrielle, the numbers are lower in Mill Valley compared to other cities in Marin such as San Rafael and Novato. If you are considering putting your home on the market soon, currently, there is a record low number of homes on the market, even for January. . A lack of inventory, may work for your benefit should you decide to sell. Another thing to consider, foreclosures tend to sell at market value in Southern Marin. If they don't it is because the home is in need of major work. I have yet to see a foreclosed home in Mill Valley that sold well below market value.... more
