Recent changes to FHA will require a 10% down payment with a score between 500-579. There are a handful of lenders available but you will have had to have all collections and/or judgements paid. A 580 score will lend you more options where lenders and goverment products are concerned... Also consider USDA in rural areas and VA if you or your spouse are qualified veterans both are no money down and no mortgage insurance.
My suggestion is sit down with a lender to review your credit and see where improvements can be made. It is worth the extra work.
