So and I'm not trying to get a customer out of you I'm not doing that much work anyway but I do want to turn you on to this government program since you cannot afford in Mahwah you're obviously in a budget like most of us that said I'm sure I can help especially if there's four of you three of you two of you and a certain amount of income and it doesn't have to be a tiny amount it could be over $90,000 and still qualify and even more depending on the area you might be able to buy one mama with this program however at the texts might hurt something to ponder

Joseph: If you are asking how to narrow your search for listings in town, just search the neighborhood itself, like "Milford Boro, PA". That should provide a list of everything directly in that neighborhood. I would be happy to help you search for a Townhouse, Condo or home in the town you desire.

It really depends on what your looking for, and where your traveling from. There are Malls in Middletown NY, and in Scranton, Pa, and Wilkesbarre, Pa., and Rockaway NJ. There are grocery stores, and department stores, Gift shops, Shoe stores, Pharmacies, restaurants, and theaters much closer, but not in a mall type setting. ... more

Right now you could pick up some good building lots near Milford. The lots would be 1/3 - 1+ acre properties. The thing with most land investments is that you have to be prepared to hold on to it for awhile. That means paying the taxes and in some instances paying the community association fees as well.
If you plan to build in the near future, now is the time to investigate your land options.

Nothing really unethical about this. Even if you are the only buyer the agent maybe just using this as a scare tactic, offer what you feel regardless of the pressure you feel. The worst that can happen is you get a no, or a counter offer. Either way, this is the name of the game being played now, if you really want it raise your offer, or call their bluff. Remember price isn't always the only incentive that sellers see. Closing date and probability that the deal will close is also important when considering an offer. I bought and moved into Gold Key Estates in March 2013. It's one of the better "private communities" in the area, well-kept with low crime and surrounded by parkland (in which live a couple of black bears, harmless except to garbage cans). Multiple lakes in community; largest is Gold Key. Residents and guests are offered a set-apart and life-guarded swimming area, and can borrow at no cost community rowboats. Bring your own electric outboard motor (no gas-powered motors allowed on any lake) if you don't want to row toward fishing and peaceful sight-seeing. Frequent community activities include monthly big-screen movie nights and frequent bus trips (mostly to Mt. Airy casino). Very close are a volunteer fire company (insurance savings) and a county library branch. I think HOA annual dues are a bit high considering services offered; lots of picky little rules enforced by officious security force and office staff. (But I have no basis for comparison with other communities.) ... more

Did a mortgage professional tell you, you had to wait an additional 2-3 years to own a home? They unfortunately, misinformed you. It's 3-4 years post foreclosure depending on the loan (conventional of FHA). You have cleared the time frame for either program.

Hello. I am a "super commuter" as we have been dubbed. Drive from Bluestone Ridge outside
of Milford to NYC. Did not plan on it! but here I am 16years later.
I leave 4:30am at the latest to make it in by 6ish. That includes a pit stop for gas and coffee on 15S.

You leave that area any later than that and I guarantee you will be in the car for 2+ hours EZ.

For years, I did the train out of Port Jervis to NYC via Hoboken via the path. Sucked and hated it.
Then did the coach bus out of Milford to NYC for many years. Somewhat more civilized but expensive.
Also hated it.
Now I drive. I have all the control over time and scheduling and I am also lucky enough to work from home 2 days a week. Also some weeks I stay a night in the Bronx. Now Im doing 2 rounds trips a week
from the comfort of my own car.
My advice to you, although its nice to live in the country. Stay close to work. You spend alot of hours on the road if you don't . Good luck. Frankg G Milford PA

The answer is yes, but you cannot get a certificate of occupancy without a functional system. If you are considering this, I would suggest that you get the seller to install a proper, working system as part of the sales agreement.

Seasonal rentals are few and far in between in our area. The major exception would be in the Masthope area, where some owners will rent out their homes during the ski season, being close to Big Bear Ski Area.
