Land Contracts have become much more difficult to find for a combination of factors. 1. very low interest rates 2. Most owners have mortgaged the property, and 95% of mortgages include an acceleration clause, which makes it impossible (or at least risky for the owner) to accept land contract terms, because the Lender can "accelerate" the balance under the "due on sale" clause of the mortgage. You may have better luck looking for a properties offered "for lease", and then working with the owner at the end of your lease for a possible purchase. Also, mortgage guidelines have loosed back up some , and so check with a Local Lender, such as Lakes Area Mortgage, or another local company to see if you may qualify for financing. ... more

Stucco homes are fine to buy. Like any other style, you need to look at the condition on the outside as well as the inside. There are many parts to the equation of what is good value and what will be easy maintenance. The location, condition and whether the price is correct as far as other comparables in the area are what will determine what is good to buy. Debbie, I live and work in Milford. I can help you find lease homes in the area. Lake homes are more difficult to find for lease, but there likely are some. What price range are you looking in and how close-in to the Village of Milford do you want to be.? Milford is a Township that has the Village of Milford within its boundaries.
