If the mobile home is a double wide on a full foundation, you should be able to get financed thru MCSBank thru the secondary loan market. They will not lend on a single wide or mobile home on a slab via secondary financing, but maybe could do an in-house loan if you can put 20% down. Call Sandy Lauver at MCSBank for details!

I think you will need to get a lawyer to do a new deed. They will probably need death certificate and documents showing that the wife is now the owner. If you need a lawyer let me know I can get you contact information for one.

It is hard to say what can be done from where we are based on what you told us. Anytime you deal with a government agency you can expect the unexpected and they make sure all T's are crossed and I's dotted. It can be overwhelming sometimes with the trivia, but you want their money so you play their game their way. Your loan officer should be the one to answer the question for you, why didn't they see the problem in the contract and what was the problem? Why is your stuff in a house you don't yet own? We are (trying) to buy in Burnham as well and have some experience with the PHFA loans. Really they just require the appraisal and inspections, overall and pest, as long as those reports are positive there shouldn't be a problem. The bigger issue will be the lack of comps for the appraisal... that was tough for us as well. Be sure you have a good realtor or realestate attorney and a really good, sauvy and resposive lender. Very sad to hear this Pabeach. Try referals from friends, family, neighbors, etc... If that does not work check out who has properties for sale and or sold in your neighborhood. Interview as many people until you have a comfort level with the person you choose to employ, and they will work hard for you to achieve your goals.

Once you choose the agent to work with, they will handle all details to get your home listed and active on the market. Make sure that agent has internet and online marketing experience. 80+% of buyers come from on-line these days.

Are you referring to purchasing a house at a sheriff sale? Contact your county sheriff or check out their website to see what the procedures are. It's slightly different in each county.

For example in Montgomery County, a successful bidder must pay 10% in certified funds immediately and then they have 10 days to pay the remainder.

You would also need to be concerned about liens that may be on the property. Buying a house at sheriff sale will remove the lien from the lender that filed suit, but there could be others. (mechanics liens, municipal liens, etc etc) Whoever buys the property is responsible for these.

Even if your getting a clean title, it's highly unlikely however that you'll be able to get a traditional mortgage underwritten and closed in 10 days, so you would have to seek alternative means of financing if you do not have the full amount in cash.

You might be better off looking at REO (Bank Owned) properties.
