It sounds like you have a very viable rental property. If your goal is to rent in the spring/summer then you have a way to go before listing it. Typically people looking to rent want 30-60 day occupancy, they don't want to wait six months.
As stated by the other agents, your home needs to be seen to be evaluated. If you have not already found an agent that you are happy with, I would be glad to throw my hat in the ring.
