Developers first take the low hanging fruit, (new land development) and then progress as it becomes more scarce to modernize/improve historical buildings and demolish old structures to make way for new ones. There is a lot more work involved but you see it increasingly being the case. ... more

Miami Beach has been gentrifying for decades, South of Fifth is the culmination of that area as the best. You can expect pockets like 21-45 Streets to become more and more gentrified and upscale as projects such as Faena, Edition and other luxury developments and upgrading of existing building takes place. ... more

You get to know your neighbors in a small boutique building. It's usually quieter and has a feeling of a "club". However, if any work needs to be done - the larger building will spread out the expenses amongst the owners, even though high rises over 25 floors could become more expensive anyway.

Hope this helps,

Hi James, In all of Miami Beach you have Homeowners that are seasonal, however, we find that many homeowners tend to be full time as opposed to the owners who reside in Condo's. As Miami has matured as a city, the seasonal aspect has become less and less. The neighborhoods that contain full time residences are typically ones with the families. The North Bay Road area or mid beach has many full time families. ... more

Offered at over $29million, I am sure it features a "crimebuster" team ;)

It is inappropriate for a real estate agent to engage a discussion about the safety of a particular neighborhood as this may be a violation of a certain protected class (discriminatory law). If you have concerns about crime statistics and safety it is best you contact the police department for this municipality, they know best! ... more

Hello Maria,

We do anticipate 2 to 5 years improvement projects in Miami and Miami Beach, as well as in new upcoming areas as Design District, Midtown etc.

Everything is either getting a gut job or new buildings are coming up - primarily in luxury segment of the market.

The project in Miami Beach was super needed - due to flash flooding there.
Once the project is complete - it's going to be even greater!

However, detours will take place for large events - like Memorial Day hip hop festival, or Ultra festival...Normally though, even for Art Basel, Christmas or Easter/Passover - there are no detours...

Hope this helps,

Bay Drive is a decent, affordable North Beach neighborhood. This particular unit, #2 is a 1 bedroom 1 bath of 609 S/F I would suggest that you visit Gina's site and make an appointment to visit this as well as other apartments in the neighborhood.

Depending on your wish-list, there are far better units to choose from. Gina will tell you all about it.
