In terms of the rental market, that score is workable. They will also look at criminal record, evictions, current income, etc....if your income is at least 3 times the rent and you don't have excessive items in collection or a recent foreclosure/repossession, you will probably be able to find something. Good luck. ... more

There must be other lenders now willing to lend to foreign nationals.
Try TD Bank, is one I can think of.
There must be someone else, that may not have a minimum square footage requirement.
Good luck.

If you try and retrofit after, you are likely to pay more. A good example is solar panels for the electrical service or water heater - it is not just the cost of putting in the panels it is the additional cost of tying it in to your existing system, permitting and, in some cases, moving vents, skylights, etc., to meet fire department codes for roof accessibility. There are all sorts of unforeseen obstacles that add up when it is not planned into the original construction. If you have the option to add to new construction and finance it into your mortgage, it is probably best in the long run. ... more

The day the lease begins is your move-in date, regardless if it's a holiday or not. If you would like to arrange a different move-in date, contact the property manager or landlord.

Pamela,

Be careful not to damage your relationship with your landlord, as you will be working with him/her for the remainder for your rental period. I suggest first reaching out to them to explain that they were obligated to take care of the initial cleaning of the apartment. Ask them if they can promptly have someone come and clean the apartment, or offer to hire a cleaning service and direct the bill to your landlord. Hopefully this helps! ... more

Unfortunately, it varies depending on the association. I have had clients get approved in as little as a few days, and I've also had clients who went through a length approval process that took several weeks. Keep reaching out to the board members so that you stay on the top of their minds until they complete the approval process and get back to you. ... more

It all depends on the kind of fixtures/flooring/etc. that you decide on. In my experience, clients spend around $250/s.f. for a moderate high-end renovation.
