It does seem like something that should be working and paid for by the seller, but it comes down to the terms of the contract. Purchase contracts are specific about when systems should be in working order. Your agent should be able to walk you through what's next. If it's a complex issue, then your agent may recommend you talk to an attorney.

If you don't have an agent, then definitely have an attorney help you.

You are correct to respond to these "red flags." Our recommendation is to begin with the city/county that would have been responsible for issuing these permits to find out what the extent of this neglect would involve.

The fact remains that you must take measures to protect your best interests prior to closing. Our recommendatio is to seek legal counsel for review of this situation and their recommendation. It may cost you s few hundred dollars but save you thousands in the long run.

Follow this through and protect your interests.......

You do not have to evict them. NJ landlord/tenant law states that without a lease all you have to do is give 30 days notice. Then, if they don't leave, you will have to evict them.

If it comes to the point that you have to evict them and you own as a corporation ,you will need an attorney. If you own as an individual, you just go to the courthouse to file an eviction notice.

I personally believe most first time home buyers are especially wary of the permits, etc. In reality homeowners make quite a few adjustments and for many there's really no need for a permit. As an agent who's experienced the person can give very good advice depending on the situation. Heck, my friend bought a house 3 years back where in basement there was a bathroom (addition) plus the entire basement was re-done all without a permit. He just got some good inspectors, specifically on plumbing and electricity and subsequently bought the house. He's still happy and happy he'll remain. He saved a bunch since lot of sellers pad the cost saying permit obtained and also in NJ property tax goes up, post inspection almost always. In summary - one must do due diligence thru professional inspections and not be bogged down by terminology like permits..... ... more

That section of Woodbridge has a Metuchen mailing address, so it can be confusing. You definitely go to Woodbridge schools and pay taxes to Woodbridge. Your mail is delivered through the Metuchen PO. Hope that helps. ... more
