Yes there is a difference, detached literally means detached (no other home connected) as compared to a townhouse which might have homes sharing a common wall on one or both sides. There is also semi-detached where you have two homes that share one common wall.

Keep in mind that Mark is asking for a jumbo loan, so he is not getting the adjustments for credit score that are the Fannie/Freddie overlays. Most likely this is going to be a portfolio loan, which means that the lender will hold your loan, and not sell it off. In addition, I am not sure who would say that a 780 credit scores allows someone to obtain a better rate, because that is not true. There had been a few lenders 2 or 3 years ago that had a bonus for that, but as long as you don't plan to live in your car, where you can get 0% financing if you have a 780 credit score, it is 740, as others have said. ... more

How much do you want the condo? If you feel you'd have serious regrets if you lost out to another offer, don't ask for too much of a discount. Consult with your own agent for comparables and make an offer that represents both the value of the unit in general, and the value you place in it.
If you could take or leave it and there are more just like it, consult with your agent and consider being more aggressive. I agree that due to the short time on the market, the seller may not be considering a big discount, but you'll never know if you don't try.
