There are 2 huge mistakes: 1. You did things backwards. You should have secured the financing first, then look at homes. 2. The seller screwed up by not verifying that you were qualified.
As for you finding a lender that will finance your new home, understand that lenders need a guarantee of income for the next 3 years and a guarantee that you will pay the mortgage loan on time every month. So as a sub contractor, this tells lenders that your job is not permanent and since it's temporary why should they loan you money? What will happen when your USPS contract ends? How will you pay the loan on time? Lenders don't know if you will be able to get another job making the same or better salary.
Like I said, you screwed up. Try a hard money lender however, that will cost you greatly with high interest rates and high fees.... more
The lender will want to know what other income do you have that can be counted on or is that all there is? They will want to see how you plan to make payments for 20-30 years. Lenders sell these loans to FANNIE and they have rules that lenders must follow to be able to sell the loans and not have to tie up there banks money for 20-30 years.... more

I believe it is possible for you to buy a home without a down payment if you qualify for a USDA home loan. Very little cash is required but to the best of my knowledge you must meet income specifications and the home being purchased must be approved by USDA. You would need to ask your lender about this type of home loan in order to find out if you qualify.... more
Google maps is a great tool for these types of searches. You can go to Google, enter the address and get a map. Click on Directions and in the box place whatever you would like to find. You'll see how close it is and even have directions to get there.... more

The loan officer is most likely using a credit simulator to estimate the effect of the payment. There is no guarantee that your score will go up 27 points and they should tell you this. The simulators are usually accurate within a margin of error, but there are no guarantees.
You should also note that in most areas, California being one, it's not permitted for you to pay for the Rapid Rescore as a consumer. If you are being charged for this you need to question it.... more
If you sell by owner you can NOT list your home here on Trulia, only real estate brokerages / listing agents who have properties listed on the multiple listings are able to list on Trulia.
May be you want to reconsider and list with a Realtor...?
