Yes, this home changed hands in 6/2012 to FNMA (or Fannie Mae). The home had been listed prior to that, but the listing expired 8/30/2011. It does look like a very nice home, and I'm guessing will pop up on the market maybe sometime this year. Foreclosed homes are being slowly released into the market...the best thing is align yourself with a local agent who can set you up on an automatic portal search...that way any new homes will automatically be e-mailed to you (traditional sales and foreclosed properties).

Not only are banks not doing interest only loans, it's just a bad idea. With this type of loan, you are only paying the interest, and not paying down any of the principal...this is a good way to get into financial trouble.

Work with a reputable lender, one that can provide you with information so that you can find a loan program that will work for you!

Three big diff's;
You probably will not be competing with multiple offers
You will be waiting a long, long time for acceptance
You will be helping an unfortunate family.

The benefits of using a buyer agent are very important, necessary and complex.

Here are a few examples based on experience: 1. Looks out for the interest of the buyer 2. Negotiates pricing, incentives and conditions (i.e. Home Warranties, pricing, closing dates, mediator between buyer and seller, various items within the contract/ appliances-equipment-fixtures-painting-closing costs etc.). Over the years, I have had to call lawyers who played phone tag on the phone, had to push lenders to get an answer about the approval of the loan, pickup transfer stamps that were not at the closing, produce documents that were lost or misplaced so the loan could close. And most of all, the production of the latest comps that assists buyers with pricing that will allow for the buyer to obtain an appreciable property.
