Hi Mary,

Some of the small home builders that sell kits (online) may know a local contractor.

Many people are having difficulty making changes to listings on Trulia. I can't make status changes to my listings to update them. No help from Customer service. Do you have a profile with Zillow? Seems that if I want to update something, I have to go through my Zillow profile.
Best of luck to you.

Hello Casey, why would you want to do that? You will need all the inventory to choose from in this competitive market. The purchase in 94025 zip code start from 799k for 2bd 2ba condo and up.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Your best bet would be to find a contractor that has experience building in that area. Every lot has to be inspected before you build, so the soil is probably buildable. Builders that have built there before should know how to stabilize the soil. At the very least, they'll know who to hire to stabilize the soil. http://www.geotechsolutions.com/Erosion_Control_Waipahu_HI.html ... more

Hello Ernestina, there are only studio apartments currently at that price in Menlo Park. If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service. You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

If you have credit issues, your credit scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary. It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Menlo Park has seen steady and reliable results however at 1.5 million you will most likely be left making significant improvements. Many buyers that would have otherwise liked to be in Palo Alto or Menlo Park are rediscovering areas in Redwood City like Emerald Hills where, for 1.5 million you get 2,000+sqft, maybe a pool, view and wonderful community with excellent whether and a good elementary school. I would closely consider this one.

Absolutely Not. There are discount brokerages and there are full service brokerages. Its like shopping at a Walmart where you expect poor quality at a cheap price and shopping at a Bloomingdales where you get wonderful attention, customer service and quality.

In our market it is crucial to have an active, respected agent who works hard and has an excellent reputation. Your offer with them will be seen much higher than if you are offering with a discount agent. The seller's agent knows they are hard to work with and thus run the risk and liability to the seller that the transaction could fall through. In our market, it is not worth it.

Happy Hunting.

The Willows has seen a huge increase in demand, desirability and construction/investment. People are now flocking to the area because of its access to 101, downtown Menlo Park AND downtown Palo Alto.
