The first thing that I always advise to rookie landlords is treat renting as a business.
Don’t forget that you need to do a proper screening on each applicant. Tenants verification is a really big deal, and some landlords have serious mistakes in this area. So, in order to avoid them, read this article, the link of which I attached below.
You should know the fair housing laws as well. There can be serious implications if you violate them.

I live in a retirement 55+ community in Menifee, The Oasis. It is the premiere community locally and perhaps by opinion in Riverside County.
The CC&R's have just been updated and revised over the last 12-18 months since this community was established back in the late 1990's.
With that said, the age restrictions are very firmly planted. These restrictions not only encompass the owner of the property but those that may at some point attend to them for advanced care. The owner of records must be 55+ and the spouse/partner etc, then falls into various exceptions.

There are areas within Menifee that are "quiet" enclaves. You just have to know the community. Quiet is a relative term and by definition and ethical oath, we as Realtors can not "ADVERTISE" property with terms of that nature. It is all relative.

Hello Anthony, a landlord can ask for a larger deposit if a persons credit is not sufficient to consider one month rent and last month rent.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

The rentals in Menifee start from $1,100 for 2bd 1ba single family home. The purchase start from 119k for 2bd 2ba condo and the single family homes start from 149k for 2bd 2ba single family home which is as low as $750 down payment with a minimum 580 fico score @149k.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

I can see your frustration with this company. You didn`t mention how much you paid her or she paid herself or if you had a contract. If it were my property I would find out who the managing broker is and consider writing a letter expressing my concerns and reasonable demands. A letter can sometimes give the other person time to reflect rather than a phone call where they can behave as you stated above. If I received no response and the out of pocket cost were minimal I would keep on walking. Conflicts like this can drain me of my energy and distract me from profitable tasks.

Sometimes if a tenant proposes to take over some of the tasks the owner has to pay for, that may be a place to begin negotiations. If you have the equipment, the time and love being outdoors perhaps they would be amenable to allow the tenant to maintain the landscaping. If you are handy with tools, know basic plumbing or electrical perhaps they may be amenable to allow the tenant to take care of minor maintenance/repairs less the cost of parts provided with a receipt, might consider reducing the monthly lease amount....that is less money out of an owners pocket, eliminates unexpected calls regarding minor maintenance. We have done this on a couple of homes we have leased and for the most part the owners are happy paying for the parts as they are not paying for any labor! My best advice is to clear this from the beginning, have it included within the terms of your lease agreement. We have gone overboard at times, as we view the home we are in as if it were ours, making sure everything looked great and was well maintained. However, the downside is the owners like tenants can become complacent...whereas they may take you and your abilities for granted, only to expect more from you! We have kept the walls touched up, made sure all of the trees, bushes, reeds that were planted on this property are property trimmed, shaped and cut on a regular basis. This can and does equate to alot of additional hours expended each month, as it is NOT a "mow and blow" just as many gardeners do! So think what your time is worth, what you are experienced and equipped to do in accordance to what an owner is agreeable to compensate for by discounting the rent! ... more

First of all, no city is completely 100% safe and you always have to be on your guard. But don't just take it from me, Ray the Realtor. I spent several years as a Deputy Sheriff in Fontana, Rialto, Bloomington, & Rancho Cucamonga & then more as a Police Officer in Pomona. When it comes to gangs and crime, I've seen it all. When I take buyers out to show homes, the things I look for that many don't notice are the telltale signs of crime.

Many times, when buying a home, the excitement can block your view of things that I notice right away. And I use my particular set of skills, education, expertise and experience to help my clients find the right place to live. Take a drive around at different times of the day and night and on weekends, especially Friday and Saturday nights. Go to the police station and ask to speak with the officer that handles that beat during swing shift. He or she can give you far more insight than anyone else here.

Your BEST option, if you're serious about purchasing a home is to get with a Realtor who knows the area and can help you through the process. That's the FIRST and foremost step in purchasing a home. Your SECOND step is to get pre-qualified for a loan. AFTER you find a Realtor, he or she will have you meet with the lender that he or she uses regularly. This is important. Good luck!
