Another aspect of the Commons that appeals to many in addition to the amenities, of course, is the maintenance - the mowing, landscaping, snow removal, leaf pickup, etc. is all taken care of. Granted you can pay for these services with any single family home but having them all conveniently covered is attractive to many who choose to live there.

There are a variety of different sized units there and quite a few are in an affordable category not found elsewhere in town in any great numbers. There are not too many single family homes in Mendham Borough in the 300's and the Commons tends to cover that gap. Of the 16 homes sold last year that went for less than $400,000 all but 3 were in the Commons.

In addition to being a Realtor in Mendham I am also a member of the Zoning Board. We did vote down the cell tower that Omnipoint/Verizon Wireless proposed at the King's shopping center. The decision will likely get appealed. Is there a particular aspect of the cell tower case that has you concerned? It took 2 full years of testimony before the board got to deliberate. Interestingly a group from the Commons came to one of the meetings and inquired about possibly moving the tower to the Commons property so that they could reap the financial reward of leasing out the location.

Regarding rentals, the Commons has tended to be a bit more "kid friendly" in its location. Outside the Commons traditional rental units have typically been on smaller lots on the busier streets in town. This is being tempered a bit recently as we are seeing some single family homes being rented out now rather than being put up for sale.
