It is harder and takes much longer to close. Most lenders in these transactions will no allow any concessions to be paid like closing costs and such. These homes are often as is where is and in need of a lot if repair. Short sales can be negotiated a little more because they are still in the owners hands but often they are in a short sale situation because they can't afford to make concessions or repairs. Then you have to have the lender involved and the lender will take as much time as they like and ask for more paperwork and it could take months to close. Both Foreclosures and short sales are best purchased with cash or a conventional loan. Many do not meet FHA, VA or RD requirements. ... more

I have found that most appraisers charge about $50-$75 more to do FHA then conventional. Its because an FHA appraisal requires more licensing and a more work for them to complete.
