FYI -- not sure who you're referring to when you say "you own". This is a public website. It's not a real estate company. Trulia doesn't own anything. If you're interested in buying a home, your should contact a local REALTOR who can represent you as a Buyer's Agent. Your agent can access any and all foreclosures (actually called "Bank Owned" or REO) properties. The foreclosure and pre-foreclosure listings you see here aren't necessarily for sale, and may or may not be actually foreclosed on. IT's possible the process has been started, but the owner can always "cure" the deficiencies. This is why you really need an agent who can weed through the junk listings and find you actual homes available for sale. ... more

Melody,
Foreclosures posted here by RealtyTrac are rarely actually for sale. RealtyTrac sells subscriptions to information that a Realtor can provide for free. In reality, unless you are an active investor with cash in hand, it's not very helpful.
If you want to buy a home, consider all the inventory. A great local agent can help you find Bank owned homes as well as short sales and conventional sales. There may be good or bad deals among any of these.

it the way it has always been since I have started in 2002 owners have a bottom line set and so are willing to wait most are in no rush to sell, most are not totally honest with their realtors either. So welcome to our world, Normally a property priced at $799K the owner traditionally will accept nothing less thank $750K, Want more we can talk about it if you would like to contact me.
Best of luck to you. FYI you should have a buyer agency agreement when you choose a Realtor

I might also suggest looking for houses that have been on the market for a bit of time. If they haven't been able to sell, they might be happy to find someone who rent to buy, meaning that you commit to the purchase at time of the rental. ... more

Good afternoon 'M'...
while i love some of the shows on HGTV, the best advice i can give you as a first time
homebuyer is first, be sure you are working with a buyers agent, someone who is representing
your best interest, second, speak to a mortgage rep to see how much home you can reasonably
afford, then, when you find a home that you feel is the right fit for you, you will have yourself lined
up to know, how much of a down payment you can afford and what is the max offer you will be
comfortable making, knowing what your payments will be.. If you need a sellers concession you
are cutting things close.. and it will appear to the homeowner that you may not be able to afford
the home, deminishing the credibility of your offer.
are you working with a buyers agent now.?
best regards,
Lisa

CALL YOUR UTILITY COMPANY. They may have a low interest rate loan available for this purpose. They may have a list of vendors, you can get estimates from. I used the "Borrow to Benefit" program some years ago for the conversion of a split level from electric to gas. It was a very low rate and up to 10 years to pay (always pay off early if possible). Good luck. ... more

The cooler places are within the villages, like Farmingdale and Huntington Villages. Lots of day and night time activities. Good to start out as renter, get a feel for the neighborhood and then buy.
Life long LI'er, but went to school upstate, Rochester area. You'll love it here as long as you keep to village living. Lots of luck!!
