Have you looked into repairing your credit? Have you talk to a mortgage broker about Rapid Rescore?The company I work for can get your credit score improvement in days! They're having their quarterly FREE Credit repair service give away.The drawing is December 1st. I used them and very satisfied with the results. My credit score improved around 100 points and a lot of old and incorrect things were removed quickly!.
If you do not want to wait for the drawing call them (888) 865-3282 Their prices are pretty reasonable and they will work with you until the end. You don't have to pay for their service until AFTER the task is completed.
Good luck and I hope this info helps!

Whether you have to go by the full Fannie Mae guidelines or the easier Limited Review guidelines depends on several factors, including how much of a down payment you are making. Your mortgage broker probably should have explained about the Fannie Mae guidelines if they planned to sell the loan to Fannie after closing. Was this a lender you selected?

The agent may not have violated any rules or ethics in the situation if the mortgage broker failed to communicate to you about the need to meet Fannie Mae guidelines, condo financing has relaxed a bit from previous restrictions a few years back.

Because your purchase was dependent upon you getting approval for a loan, you were assuming a lot of risk by giving up your job and apartment before your actual closing. Whether you can be compensated for taking that risk is something you should probably consult a lawyer about if you wish to pursue this.

I think that gas stoves are becoming much more common. They are much easier to cook with, in my opinion. I would think that there are many condos with gas stoves, but you would need to do the research on each complex individually. Usually, the listing online will have the details about the kitchen. If not, you can call the realtor and ask them for specifics.

I would start by looking over your association docs as well as any mortgage docs you may have. I would assume that your association carries liability insurance however you may not be fully covered. I know insurance can be expensive beachside but you can always get fire and liability only which will reduce your rates dramatically but will not cover you for wind or flood damage. Of course this is dependent on your responsibilities with your association and mortgage company

best of luck

There are several different auction sites to search for properties. Some you can do on your own, others require that you register through a Broker. Some counties have their own auctions as well.

Be sure to read their rules and requirements very carefully. Some have extra fees to the buyer too.

Having been from Jacksonville to Key West and Naples to Pensacola and most points in between I know the state very well. There are some amazing places to call home but many differences in weather, lifestyle and landscape; stay below Vero Beach on the east coast and Sarasota on the west coast if you want the best winter weather. The best place I can point you is a brief blog I did about the Jupiter area;

As a resident of Jupiter, I work throughout Palm Beach and Martin Counties, and a great place to start is by defining your goals and comparing the lifestyles and housing costs of areas that you are interested in. There are so many different options available to us that reside in the state and I have selected Jupiter because of the quality of life that we enjoy. From my viewpoint, there is no finer place to reside that the Jupiter area; from the best schools, to a fantastic economy fueled by many factors and of course the wonderful facilities of Max Planck and Scripps Institute, to incredible unspoiled beaches, unbelievable dining and shopping options, numerous boating and golf opportunities, uncrowded streets, low crime and just the overall kindness of our residents. Recently we were out with a client form New York who commented on just how nice everyone is; and why not as we are truly lucky to live in Paradise.

I work almost entirely as a buyers agent in Palm Beach and Martin Counties and certainly would be honored to be on the list of Realtors® you interview and happy to be of assistance in any way that I can. If you are in the area and would like a tour I would enjoy showing you why I am so fortunate to call Jupiter my hometown.

I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

Always at Your Service,
