Whether you have to go by the full Fannie Mae guidelines or the easier Limited Review guidelines depends on several factors, including how much of a down payment you are making. Your mortgage broker probably should have explained about the Fannie Mae guidelines if they planned to sell the loan to Fannie after closing. Was this a lender you selected?
The agent may not have violated any rules or ethics in the situation if the mortgage broker failed to communicate to you about the need to meet Fannie Mae guidelines, condo financing has relaxed a bit from previous restrictions a few years back.
Because your purchase was dependent upon you getting approval for a loan, you were assuming a lot of risk by giving up your job and apartment before your actual closing. Whether you can be compensated for taking that risk is something you should probably consult a lawyer about if you wish to pursue this.... more
I think that gas stoves are becoming much more common. They are much easier to cook with, in my opinion. I would think that there are many condos with gas stoves, but you would need to do the research on each complex individually. Usually, the listing online will have the details about the kitchen. If not, you can call the realtor and ask them for specifics.
I would start by looking over your association docs as well as any mortgage docs you may have. I would assume that your association carries liability insurance however you may not be fully covered. I know insurance can be expensive beachside but you can always get fire and liability only which will reduce your rates dramatically but will not cover you for wind or flood damage. Of course this is dependent on your responsibilities with your association and mortgage company
