Most condo HOA fees also include hazard insurance (typically they cover the exterior, roof, etc.). You should ask your agent to ask the listing agent/seller and find out what's included or not. Once you know what the HOA covers or doesn't cover, then you should probably call your insurance agent to get a quote for covering everything else. ... more

I cannot honestly give you a positive or negative simply because I do not know what your needs are. Are you wanting a boat? Are you seeking to navigate with your boat through canal? Are you wanting endless water views? These are questions only you can answer. I personally would prefer a direct river view homesite for ME because I love to boat AND I like a very large River View. With a canal, if it's narrow you may have homes directly across from your back yard (less privacy)..some buyers prefer a large newer home and will settle for a canal, others prefer the direct river homesite and will make some sacrifices on the home.

Our 2010 Tax Assessments went down considerably in Tampa Bay so if you're comparing properties to the 2010 assessment value it probably impossible to buy a property at or below Assessed Value. Here it generally runs about 80% of "true" market value. So, a $100k property might be assessed for $80k. Sometimes the property appraiser's office is way off either too high or too low so you can't rely on their value as being meaningful to a specific property. It will give you a "ballpark" idea, kinda like the "ballpark" price/sq ft value that some less experienced buyers use to give value. ... more

There will be problems no matter what state you go to...

I would advise to education yourself on the problem you have in your 'favorite state' and when buying a property, get the proper inspections done and along with your education, go forth and buy a property that makes you happy.

You can move North, but there will be issues with Snow, traffic, blizzards, etc

You can move West, but they have earthquakes, fires, mudslides,

You can go anywhere and you will STILL have issues to deal with.

If Florida is truly your favorite state, then stay and educate yourself and get the proper inspections done with a house you buy.
