I am familiar with 1031 exchange. In this tax deferred disposition there are legally mandated timelines for the 1031 exchange to be qualified. I spoke with my Mortgage professional and this is what they told me:

Upfront MIP is usually refunded if you pay off your mortgage within 5 years. Monthly PMI is based upon 78% of your original amount, usually when you reach 78% of the ORIGINAL amount of your mortgage it will stop. Everything is subject to change.
You should talk with your mortgage profession al or a real estate attorney to check and see if this is still valid.

As other people have stated here, this is a short sale property. Some short sale properties can close quickly, within a few months, and other take much longer. Even though our client is an agent, short sales rely on bank/lender approval and this process can take some time.

In my many years working in Real Estate, I have seen short sales close in 3 months and I have also seen others take as long as 3 years.

A blanket mortgage is designed to be used in a situation where a developer purchases a large piece of land and develops and sells smaller parts of that land. It allows the developer to sell off small tracts of land without having to pay off the mortgage or refinance each time a sale occurs.

You're best bet is to refinance each individually, and at a much lower rate if you have positive equity in them. There are a lot of creative ways to finance real estate.

Your concern is legitimate but one that is easily resolved. There are a wide variety of options that can provide you with relief. First, there are any number of security services that will contract regular visits to your home and check on it. There is also the option of having a good neighbor provide the same. Additionally, there are any number of communities that are gated and/or guarded that provide people with the level of service they require.

The bottom line is that approximately 40% of the homes in Florida are not full time residences. This results in a good number of people finding themselves in the same situation as you envision yourself. Don't let this be a deterrent to your dream of escaping the uncomfortable northern winter temperatures because your concerns are real but the solutions...easily accomplished!

There are many great 55 plus communities to choose from in the area! Your best bet is to spend a day driving around Melbourne and the beaches, and find a couple of areas you really like. Then start the house hunt. I recently showed some folks some nice homes in the Suntree area of North Melbourne/ Viera that were 55 plus.
