let me clarify the wording comments. "If" an add has the price listed and does not say in any way or form that they are taking the highest or best offer over the asking price, then I feel it is the listing agents fault and the listed price can not be refused if all requirements are met. All a listing agent has to do is state that all offers starting at the listed price or higher will be considered. The seller is saying they want people to bid on their house. Simple! If this was done, this blog would not exist. The fault is with the listing broker for not wording the add properly. The seller should only have the right of refusal when the add is worded properly. No different then any other document.
