I just dealt with a Foreclosed property. The bank was asking 125K and we got my client in on the house for 90K. Make sure you get an agent who has a great relationship with the banks. Feel free to contact for more information if you are not working with an agent already. Good Luck on your search

It usually takes approximately 18 mths before the lender gets to an actual foreclosure. I would not suggest paying a lawyer when as a real estate agent I will work for you & your lender will pay me. This is an awkward situation & I can help!

In short your bank could pay the HOA fees to keep the HOA from foreclosing or liening the property. Not paying your HOA fess can bring about a default. If you are in foreclosure already you may want to spea to an attorney to see your options and rights ... more

You better find a place to live right away, the writ gives you 24 hours to move out. If you do not do it voluntary, the sheriff's crew will move you out even if someone is sick, pregnant or if you have another good reason why you should not move out of the property.

Sites like Realty Trac are very misleading. If these home we available for sale, they would be listed by a real estate agent and in the MLS. These homes may still be in a foreclosure process, and not legally able to be put up for sale yet.

To get the most accurate and up to date information on homes that are on the market right now, search on my website-the listings come straight from the Brevard MLS where we input all listings as agents. http://www.truesunshine.net

There is something you may have done wrong or they should have had sopmeone able to speak with you in your native language or give you the opportunity to get someone to explain what you were saying. However because the home is in need of complete refurbishment of the second floor and all round general neglect you may feel the last listed price of $329,000 a little high. IF you could purchase this home at the right price and had the money for the remodeling then you would finish up with a fantastic family home. First make sure you have some patience... Then get pre-approved for a mortgage, you will need this before you can make any offers. You should find a buyer broker who specializes in bank owned homes to assist you. The basic rules are be pre-approved, do you inspections prior to putting in an offer because the sale will be as is, base your offer on the inspection and.or any needed repairs. Make sure you dont ask the bank to fix anything, dont include any contingincies, make sure your deposit is in teh form of a bank check and at least 1% of teh sales price, be prepared to close within 30 days. Ask if the foreclosure deed has been recorded or at least completed, this could cause a delay in closing. i have more tips on my website if you want to tak ethe time.
