No, i would say not. I have seen townhomes sell very fast while single family homes stay on the market for months. Real estate is first and foremost about location. Many townhomes communities are in better locations then single family homes that have often been built in exurbs requiring hour long commutes. Look at San Fransisco. Their painted ladys are worth millions of dollars. Furthermore, townhomes are usually more energy efficient then single family homes because they warm each other up. And with a privacy fence, you can even have a nice place to put your dog and enjoy the out doors

I would say that a lot of people have single family home owners love to bash townhomes (call them condos, etc). People love to complain out about absolutely anything. Perhaps they see these townhomes as competition. Giving buyers the chance to buy a brand new house with more room then the single family homes, closer to work etc for a better price. Dont listen to them.

If you are in love with a townhome that gives you everything you need, then be sure that there are other people that are thinking the same way.

The seller of the home is not important - bank owned or buy owner. The location is what USDA is concerned about. In addition the overall condition of the home is important, must be in overall good repair...not a major rehab.

Unfortunately, there are a lot of scam listings - rental listings - on Trulia and other online sites.
The scammers can be very devious. The often use photos from real listings but cut and paste and hijack them to create the phony listing.

They often have creative stories about being out of state - many claim to be missionaries!!! (red flag if they cannot show you the house in person, or at all!).

If something seems too good to be true (price is very low) - that means it isn't true!

Finally............If they ask you to wire money for the keys - run in the opposite direction as it is definitely a scam.!

Why not ask your loan officer to recommend someone? Perhaps you can use the same appraisal when you get your loan and avoid the double cost, the lender is going to order an appraisal when you refinance. They won't use one that you picked up from the yellow pages. ... more

It's a very awkward situation you describe. Basically if you don't have another Broker representing you as a buyer broker, you've got to accept that for all intents and purposes you're unrepresented. Clearly your current Realtor is not going to be able to fulfill their fiduciary responsabilities to you if she's the owner and listing agent of the house you wish to buy. Honestly they should be advising you to get a buyer broker and given the increased liability any Realtor assumes when listing their own home they should be very cautious. If you do decide to move forward without another Realtor representing you, I see nothing worng offering 6% less. ... more
