In NC you are able to keep your license at multiple companies as long as you are a broker or BIC. You can be active full-time at a Keller Williams for example and then have a "secondary license" active at a referral company like Park Place http://www.parkplacenetwork.com who can send out all of your referrals worldwide. Some of the "what if" questions that will arise from the seller:

- What if the tenant does malicious damage?
- What if the tenant files a frivolous (or not so frivolous) lawsuit?
- What if I can't afford repairs
- What if the tenant defaults?

We work with several companies who offer 100% coverage in each instance, as well as 6 months of lease payments if the tenant should default.

Since we are not Realtors, we do not advise on market rental rates, comparative values, or negotiations between the tenant and landlord.

I am not a Realtor, but I was a recruiter for a large Century 21 firm. Grew the firm from 15 Realtors to over 150 Realtors in less than a year. It gave me the opportunity to see A LOT of Realtors, and how quickly the herd thinned out.

Generally, the ones you think are going to be KILLER - with their flashy suits, new brief cases and brand new Jaguars ... are the ones playing with pencils, drinking coffee and socializing in the break room with other Realtors. They go bankrupt and broke within 6 months and quit the business. Or, they blame the broker and try out another office.

Two of the best Realtors I ever recruited started out part time. One was a contractor and the other one was a pet groomer. The contractor had paint all over his jeans, ripped up shirt and always looked hot and sweaty. The dog groomer was always covered in hair.

As part time agents, they both consistently put up $1,000,000 in closed sales on the board. I know being a million dollar producer is not too much to brag about in this day and age, but that is highly impressive for a part time gig.

There was one trait the contractor had that separated him from the flashy suits and sports cars. That trait was being creative and flexible. He taught me A LOT about creative solutions to problems in the real estate industry. He consistently solved problems that nobody else could see, because he had a keen eye for opportunity and the ability to act and seize those opportunities as they came. He bought his first rental property as a lease purchase, just like Donald Trump bought his first hotel on a lease purchase. If he couldn't get his buyers qualified, he found them a lease option if they had the funds to pay his commission. The guy would just never give up, and he was open minded, creative and flexible.

The dog groomer wasn't as creative and flexible - but she was a BIG TIME net worker. She knew how to talk to people, and make them feel like a million bucks, like they were the most special person in the whole entire world - no matter how big or small their property was. She worked her tail off, and never gave up. She encouraged me to write TV commercials for the agents who didn't know how to write very well. I didn't believe anybody would pay me for that, but she did. And she always encouraged and complimented everyone around her. Eventually, I had a small, part time gig writing TV commercials and she hired me to write all of hers. Because everyone liked her, I also got their business as well.

Eventually, she quit her dog grooming gig, went full time and became the top producing agent in our company. Then she left and started her own brokerage and took about 5 Realtors with her.

Many RE schools offer refresher or test preparation courses. These classes focus on typical areas of real estate law that are emphasized on the examination and are usually only a day or two in length. My recommendation is to study as much as possible and then take a refresher just prior to taking your license examination.

I agree that going back to basics creates the quickest return on our efforts. Talking to people, calling them, mailings and visiting them works best. Social media takes up a lot of time and our biggest hurdle to overcome is getting that audience to break away from their pc, i-phone and texting to actually commit to working with one agent and go out and look at homes. ... more

I usually recommend my clients look at Angie's List online. Angie's list has Trades people who have been recommended by consumers. There will be honest recommendations from consumers who have used the services. A vendor cannot "pay" to be on this list, so the referrals are better, more like a "consumer report" for the trades. ... more

There is not much good with part-time agents over full time agents. Before I got into the Real Estate business was in the auto industry selling cars and worked my way up to management. When I first broke into the auto business a wise man told me that for some people a vehicle is going to be the largest purchase they make in their life time. And the second largest purchase anyone else will make in their life time. Make sure you treat them with the respect they deserve and give them all the necessary information to make an educated descsion. You ewant them to come back to you and trust you forever.

Carrying that over into Real Estate; purchasing a home is the largest single purchase you will make in your lifetime. Whether it be in selling a home or buying a home or both. With so much at stake in the transaction why would you want to trust your tranasaction to a part time agent that cannot devote the time and energy to ensure you are getting the best representation when you need it.

I have come across transactions and deals where the other agent was part time and worked another job. Because of that the comuunication lines were non existent or very long gaps. She expalined that she had another job and this was part time for her and had to call when she got off of her other job. Needless to say, that client lost a buyer for their house in my client and when i fchecked on the house to see what it sold for; I found that it eventually expired after almost a year on the market.

Being in Real Estate and working for a client they deseerve our utmost attention and time and detail to their transaction. We are not doing our clients a justice by serving them as part time agents. They are hiring us to represent them in either a buying situatuion or a selling or both with their largest single purchase....don't they deserve the help of a ful time agent?

Integrity is something that is missing many times. We are professionals and should conduct ourselves as such especially with each other. Nontheless, I love this business and when faced with having to work with an agent who may have not have "taken their meds", I smile, keep positive and forge ahead.

You have gotten some good answers. All of the first time home buyer program have income limits. Some have limitations on where the house can be located. Others are limited by one's credit score. It is best to work with an experienced hard working mortgage banker or broker to find out all of the financial options available to a client.

Both the USDA or VA loans do not require a down payment- 100% financing. If the first time homebuyer purchases a HUD house and uses the preferred lender of Homesteps, then 3% or 3.5% of the buyer's closing costs are paid for. If a buyer chooses a new home, then almost all of the production builders in Charlotte will pay for some if not all of the buyer's closing costs.

In addition, if the buyer is a policeman, nurse, firefighter, medic, then there are specific loan programs available to them. If the buyer is employed by a large bank, then there are buyer incentives for getting a loan with that bank. The only challenge is finding the dream house for the price and condition that the first time home buyer wants. Our housing inventory has been decreasing in the Charlotte area as buyers have realized what a great opportunity they have now.
