On line evaluations are for the entertainment of those with real estate on their mind.
A SERIOUS evaluation requires boots on the ground NOT data bytes in the clouds.

Why would it be so low? Because data is included that are not comparable, out of date, and/or based on data that is incorrect. If you want real data, you need to go where the serious folks go.

I agree with other comments , Spring and Summer are the typical times more people are buying and selling. Due to not knowing what life can dish out , you will see buyers and sellers at any time of year. Job changes, family needs , financial reasons all came bring forth a seller or buyer any time of year , When you are motivated , then do what will best suit you life style and needs.

Other factors not yet mentioned include: are you asking for any seller paid closing costs, how long is your Due Diligence period, how much earnest money and/or due diligence fee will accompany the $150k offer, etc.

The amount of negotiated points on an offer is surprising. Let me know how the offer turned out if you have already made it!

In general, in NC you can have a home business. Check with various state agencies about requirements, especially licensing and zoning. There are many various kinds of home offices that are fine. Would you have a business with a lot of customers who drive to you and park? I know that my neighbor runs a small business out of her house and there are people who come to buy products, though my guess is she is operating under the radar. I think a lot depends on the type of business you are considering.

Check with the zoning department and inspections.

you can go to and do all you can on your own about repairing your credit because it's really easy enough to do on your own.

The most important thing to do is to make sure you have a good enough mix of open and active accounts that currently report your positive payment history to all 3 bureaus right now. Without open and active accounts, your score will not improve enough to buy a home.

The next thing to do is to begin working with a loan officer that can provide you the insight to decide the best loan program for you.
