Yeah, I would leverage the sellers a little. Use the fact that no one's going to buy unless they have a drainage contractor fix it, and be willing to give a little bit. If this was filled out on a form it probably means that the house is heated in a different method than anything listed. Generally that would mean something more out of the box. I would suggest contacting the realtor to ensure that it is something that you're comfortable with. If it isn't you might want to request a reduced price or that they have an allowance in place to allow you to install a new system once you move in.

I would presume that when they call it gas fireplace... it's strictly gas. Now the question would be is it a ventless-gas fireplace, or is there a true flu??

Ventless-gas puts 100% of it's heat into the room, and a gas-fireplace with a flu sends some percentage of its heat up the chimney. Ventless gas, even those that are a small flame, and mostly decorative, can put a lot of heat into the room, and a smaller room can become oppresively hot rather quickly.

That's a good question! You should work directly with an agent who can help you learn more about that specific property (and probably will know a lot about similar properties in the area). One of my favorite subdivisions in McMinnville at the moment is The West Wind Country Estates, located off of Hill Rd. Really nice 1/2 to 1 acre lots. There is also Michelbook Meadows, to get there, you turn left on Cottonwood off of Hill Rd. I haven't heard of one called MCM Estates. Let me know if you would like more information about these or if you would like me to send you a list of available lots in the McMinnville Area, I would be happy to do that for you.

Margee, This gov. site has info and a calculator you might enjoy taking a look at. It allows you to put in your home price at time of purchase and then gives you back an estimate of it's value now...It might give you a general idea of how prices are changing in your area.

These are all good ideas but none can replace going in and sitting down with an experienced and good agent. You have #s all over the Board right now.....distress and short sales...mis-represented sales prices and data and lots of big seller paid concessions which will never show in the comps on line.

Get help and sit down and analyze things with an agent. Hey it's free and if you are going to win in this market you have to have a great agent. Bottom line you can get a deal or get dealt! Get an agent my man!
