If the mold is simply growing on the plywood/particle board sheathing, then the remediation project should be fairly simple. Remediation contractors often use sanders or sand blasters to remove the surface layer, removing the mold and leaving a fresh, clean surface on the wood. However, they still need to follow the proper remediation steps, which include creating containment, creation of negative pressure, use of HEPA filters and more.

But the first thing that needs to be done is to determine and fix the source of moisture that caused the mold to grow in the first place. Mold can't grow without water. Typical sources of water intrusion include flooding, moisture seeping through foundations, plumbing issues, roof leaks and excess humidity.

In attics, it's usually due to improper ventilation and bathroom exhaust fans that vent directly into the attic, rather than venting directly to the outside. Roof leaks and failures around chimneys are also common sources of water in attics.

I own a mold inspection business that only performs inspection and testing and is NOT involved in removal and remediation. This removes the conflict of interest that can occur when the guy determining if you have a mold problem is the same guy bidding for the job.

Fee simple is a form of home ownership. Fee simple is most often associated with single family or town-homes, unlike a condo or co-op where there are shared walls and common areas, the owner in fee simple owns all the walls and land. Hope this helps.

If the source has been located and stopped, all contaminated areas thoroughly cleaned or replaced and air tested showing to be in a safe range you should be fine. Remediation companies usually warrenty their work and have to follow strict EPA guidelines for what is safe. Removing the carpet may be overkill, but it may also serve as peace of mind. ... more
