I am a current Allen and former Mckinney resident. From my perspective Allen is friendlier and more socially cohesive. Because the entire town plan was more based on keeping amenities centrally located and shared. 75 splits the town in half, but unlike Mckinney there is little stigma to living on the eastside or in one of the few non mc mansion homes on the westside. Allen is more comfortable in its skin and doesn't try as hard as Mckinney to get noticed. It's more of a hidden gem that is a 2nd move location after arriving in Collin County. You land in Mckinney, Frisco or Plano as default relo-villes. But, once your here you wish you would have started in Allen. Allen really has grown up to still feel like a small town that you can live happily in cradle to grave. Allen is more evenly highly educated and ethnically diverse community that interacts across lines. Mckinney is more defined by the location, income and the subdivision you belong to. ... more

Hi Howard and Pascal!

I was just showing this community to out of town guests the other day! Beazer has some great incentives right now. What I would recommend would be dependent of course, upon what you're looking for. Feel free to contact me if I can be of any assistance. I live in Mckinney as well :)

Since crime can happen in any zip code, a licensed Realtor can not comment on an area being "safe" or not.

I have a link on my website that people have told me has been very helpful to them. You can compare zip codes and you'll see the demographics, crime-statistics, etc. Hope this is helpful for you:

Go to www.MckinneyRealEstateInfo.com, then go to "insights" and from there you can compare zip codes.

We as agents are not supposed to give information on crime rates. City-data.com has some very interesting statistics. Mckinney is a sought-after area with exemplary-rated schools. I live here and both of my students are in Mckinney ISD.

Let me know if I can answer any questions about the area for you!

My website has some very helpful information when comparing any two zip codes:

Our HOA dedicatory instruments give the board the authority to fine for violations, but does not specify a certain amount. Historically, fines have been $50 for each occurrence of violations. Although we do have a violation enforcement policy (without specific amounts) filed in the property records, the new management company refuses to continue with the $50 fine unless the board files with the property records a fine schedule. The board has been told that legally they cannot enforce what we have been doing.

I'm confused because the law does say that there must be a filed enforcement policy but I can't find anywhere that it states a fine schedule must be filed. I would appreciate any input.
Thanks.

My website actually has a VERY handy feature to address school issues (derived from greatschools.net) but also has ADDITIONAL information and community features. I live in Mckinney and have had two children in Mckinney ISD and love it! (We actually moved for a short time, then moved BACK specifically for the schools).

McKinney has a very active police department. The police reports are published in the Dallas morning News weekly in the Allen, Frisco, McKinney section of the paper. most reports are minor vandalism which is found in any town. Even though our city has grown and is continuing to grow, the law enforcement is keeping pace with that growth. There are numerous websites that track problems such as crime in a particular area and predators that live in the region. just Google crime statistics for the city as well as sex offenders in the city.
All in all, McKinney is a safe city and that is one of the reasons my family calls it home.

HOA's are pretty powerful entities. Any changes you make to your property is supposed to be approved by the ACC and yes they can fine you and yes they can charge interest. You may want to dig out your CCR's to read. Good luck. ... more

Yes, Prestwyck is located and serviced by the Prosper ISD. Individual schools may change according to the needs of the district; however, it will always remain Prosper ISD. School ISD boundaries are fixed by the state of Texas. That is why you may find a couple of different ISD's within one city. However, the local ISD sets the boundaries for the schools within their district.

Yes and No. I know that doesn't help much. But it is true. Some landlords/properties will make exceptions on some credit issues and others will not. Just pick any 1 Realtor to work with on getting answers and helping you with finding your right property.

Overall McKinney is a safe place to live. Of course there is no way of anyone knowing if there's a terrorist living in the neighborhood as this applies to where ever you live in the world. If you have a concern with specific area I would suggest that you ask McKinney police department for clarification. They should be the most accurate source for crime information. Also in your case it looks like it's just that one particular situation.

I think you must be meaning some of the recently sold properties in The Settlement - of the 11 sold in the last 6 months, 5 were bank owned and they were all pretty high end homes. Of the ones now for sale there is one bank owned & one possible short sale (now under contract). Most of what is out there right now is new construction not resales. These homes are all in the Frisco ISD which is highly rated.
Frankly any neighborhood you go into these days has bank owned properties. Good luck in your search,
