I'm a local realtor and have sold homes in Sachse and McKinney. I'm not sure what you meant but feel free to reach out to me by phone and perhaps I can connect you with my client(s) with school age kid(s).
My Loan Is Your Loan work with borrowers down to a 550 credit score for VA, FHA, and USDA loans. They have a direct lender who was able to get my loan closed fast. I would check them out. I worked with Brian Young at 2147973479 I would call him.
Even with the best builders, building a home can be a gut wrenching process. You can reduce your risk and save money by buying a home that's a few years old. If you have your heart set on a brand new home, know that mistakes will be made and it's up to you to catch them. Educate yourself as much as possible and read your contract carefully. West Ridge is a nice community...if you can survive the process you'll be very happy there. Good luck!

Great idea.If you're going to rent a house, you should try to post it on https://rentberry.com. The site is free for landlords. Some of my friends rented out their properties with this service.... more

I have a great recommendation if your concerned about your credit report and score. Call 1-800-368-4193 make sure you ask for Alicia. Worked with her last year to help remove inaccurate items on my credit report. When I was first referred to her my score was 480, 432 & 466 after 1 month it went up 39 points and in about 5 months 109 points. She is very knowledgeable on ways to legally make both the credit bureaus and creditors do the right thing, and in doing so the items fell off my credit report its been 9 months now I'm at 755 750 and 720 with Experian, but I'm still a satisfied client all I did was follow her advice. Oh she also has portal access so I saw exactly what was being done with my credit and I was able to message her when I had questions from within the portal.... more
If the builder will not respond then you need to start documenting EVERYTHING in writing.
Especially since the home is less than one year. Send letters certified mail return receipt requested to have proof positive that this issue existed before the one year warranty expired. Before going the legal route which can be expensive I would recommend enlisting your Realtor and the Broker. The builder is always looking for more business and they view Realtors as their best advocates. No competent builder wants to develop a reputation as a bad builder with the Realtor community. It is the quickest way to kill off all sales.
Most Realtors strive to create a lifelong relationship that does not end at the closing... It begins there!

There some public transportation options but they get harder the further out you go.
TAPS is a bus line and their is a taxi service based in Mckinney. http://mckinneytaxi.us/
If public transportation is important/vital to you perhaps I can help you look for other options as far as a location that offers more of what you need. I personally live in Mckinney and with the distances involved taxis can get expensive.

If you are speaking PURELY of price appreciation and quality of life for the average person then in my opinion you would be very hard pressed to beat Frisco. That is literally one of the hottest markets in America with prices that went up 15-20% last year alone. I personally live in West Mckinney which has a very similar feel to Frisco and even goes to Frisco schools but has a significant savings on purchase price.
I am with Coldwell Banker Frisco and have helped dozens and dozens of first timers. Also with Coldwell Banker we fund our own mortgages so it is much easier/faster to get approved and then close.
We are the only brokerage that funds the mortgage themselves and then never sells it! This allows us to be more flexible in the criteria for approval. When you go through a mortgage broker they are NOT the decision maker they are by definition a middle man.
You had asked though about just appreciation etc. I would strongly recommend that you sit down with an experienced agent to do a full Buyer's consultation. That is free with me and no obligation. There are SO many factors that will affect how happy one is with Real Estate that I feel it is crucial. MetroDallasRealEstate.com 972-836-8880

What is the latest on Waterstone Estates in McKinney? Look at buy in the McKinney and surrounding areas for a lot with 1+ acres, that is how I found this place. It still seems to have a number of lots available for sale. I read the back history, if its any better to build there? also have a few questions?
1. That area looks to be in the flood plains, where there any problems this past year with all the rain?
2. What builders are building there now?
3. And it looks like you can contract with any builder, if you buy a lot, correct?
4. HOA fees, I hadn't located that online either.
Or anybody have other suggestions for developments in the area of mcninney, allen, prosper with 1+ acre lots for around $500 or so.
Most of this would depend upon what your SC contract states. (It could be very different from TX). I would need more information to answer / guide you properly. Here in Texas, if earnest money was cashed BUT you were still in your option period, you could opt out and only lose your option fee (and get your earnest money back). If you are beyond your option period, there is a chance you could lose your earnest fee. If just shortly over the option period, it may be worth having your agent discuss the situation with the seller's agent. Sometimes simply being NICE can go a long way. If they are understand and are wiling to "go against the rules" they "may" still be willing to refund your earnest money if it's in an area that moves quickly and would be easy for them to get another contract in this one's place.
Would love to help you in the event you ARE transferred to DFW in Texas!

I just had a client buy a Lionsgate home. They are happy with the design and the sales associate was great. However, I will strongly suggest (always!) to get a home-inspection, then REINSPECT (this is generally a minimal fee) once the you have been told that the repairs are complete.
Feel free to contact me if I can be of additional assistance!

To echo everyone else, talk to your agent. They are more familiar with the market than we are. Probably a few different possible solutions, they may be able to work with the builder to extend that deadline, you may need to lower the price on your current home to entice buyers. Maybe your agent can ramp up marketing to get your home more attention. Not sure what the best solution is, since I'm not familiar with your market and your specific situation. Your agent should be able to help and be more than willing to work to figure things out the best way possible.... more
